Project#1 - Property Development Aerial Drone Survey

Over the years, Recon Aerial Calgary has completed numerous drone mapping and surveying projects—here’s one example.

For this project, we mapped a site to support a rezoning application with the local municipality. The client needed accurate, up-to-date documentation but wanted to avoid the time and expense of a full land survey at this early stage of planning.

Our deliverables included geo-referenced CAD files with property lines, high-water setbacks, roads, pathways, buildings, docks, contours, and elevations. This provided the municipality with precise, reliable data to support the application.

From this baseline drone survey, additional features such as grading, earthworks, drainage, septic systems, and power corridors can be added as the project develops—making drone mapping a cost-effective, scalable solution for planning and development.

Drone Surveying Services Example

Example #1 - Property Development Aerial Drone Survey

Recon Aerial Calgary performed a drone survey for a property development client preparing a rezoning application for a large lakefront property. The mission was flown at 250 feet, covering 162 acres with 1,146 photos at a ground sampling distance (GSD) of approximately 20 mm. The RMSE without ground control measured 1.8 ft.

Client deliverables included:

  • Georeferenced orthomosaic

  • Elevations (GeoTIFF, raw elevations, Contours .dxf/.shp @ 1, 2, 3, 5 ft)

  • Digital terrain model (GeoTIFF, raw elevations, Contours .dxf/.shp @ 1, 2, 3, 5 ft)

  • 3D model (.obj)

  • 3D point cloud (.las, .xyz)

  • AutoCAD/PDF submission documentation

The data was imported into AutoCAD to produce outputs for planning, including setbacks, property lines, high-water marks, roads, docks, structures, and walking paths.

Pricing for this project averaged $35/acre for drone-to-CAD processing, with combined operational and processing costs totaling about $65/acre.

Aerial Surveying Services Example

Example #2 - Land Use Planning Aerial Drone Survey - Sub-Division Development

Recon Aerial Calgary completed a drone survey for a property client using the DJI M300 with the P1 Aerial Mapping Sensor. The survey was flown within MTM 8, NAD83 CSRS V6, and CGVD28 (HT2-0) at an altitude of 400 feet, covering 123 acres. The mission captured 1,585 photos at a ground sampling distance (GSD) of 1.55 cm/pixel, supported by nine ground control points with NTRIP corrections.

Photogrammetry exports delivered:

  • Georeferenced orthomosaic

  • 3D mesh

  • DTM classified LAS

  • Contours from classified LAS

  • Clean Top TIN

AutoCAD deliverables (.dwg):

  • Planimetric (contours, utilities, roads, structures, etc.)

  • Breaklines

  • Planimetric DTM (planimetric + contours + breaklines)

The final CAD outputs were accurate to within 2 cm, validated against the ground control points. Deliverables included a full set of working documents and a direct air-to-ground transformation showing complete site details.

Example #3 - Real Estate Sales Aerial Drone Survey

Recon Aerial Calgary carried out a drone survey for a property development client using the DJI M300 with the P1 Aerial Mapping Sensor. The survey was flown in MTM 8, NAD83 CSRS V6, and CGVD28 (HT2-0) at an altitude of 400 feet, covering 80 acres. The mission captured 963 photos at a ground sampling distance (GSD) of 1.55 cm/pixel, supported by six ground control points with NTRIP corrections.

Photogrammetry exports delivered:

  • 3D mesh

  • DTM classified LAS

  • Contours from classified LAS

  • Clean Top TIN

AutoCAD deliverables (.dwg):

Example #4 - Build Planning Aerial Drone Survey

Recon Aerial Calgary performed a drone survey for a property client preparing a rezoning application for a large lakefront property. The mission was flown at 250 feet, covering 29 acres with 1,221 photos at a GSD of 18 mm. The RMSE without ground control was measured at 2.4 ft.

Client deliverables included:

  • Georeferenced orthomosaic

  • Elevations (GeoTIFF, raw data, Contours .dxf/.shp @ 1, 2, 3, 5 ft)

  • Digital terrain model (GeoTIFF, raw data, Contours .dxf/.shp @ 1, 2, 3, 5 ft)

The results were imported into AutoCAD to produce planning outputs. The survey guided home placement in relation to setback limits and condominium requirements, while also revealing steep terrain that required the planned road to be significantly redesigned.

The mission was flown with the DJI M300 and P1 Aerial Mapping Sensor, using MTM 8, NAD83 CSRS V6, and CGVD28 (HT2-0). Conducted at 320 feet, the survey captured 963 photos at a GSD of 1.50 cm/pixel, supported by five ground control points with NTRIP corrections.
